TERMS AND CONDITIONS FOR ON LINE RESERVATIONS:
These terms and conditions, which may be subject to amendment, apply to all of our services made available online or by email. By accessing, browsing and using our website and/or completing a reservation, you acknowledge and consent that you have read, understood and agreed to the below terms and conditions.
ALMINHAS HOUSE
ALMINHAS HOUSE is a rural tourism property managed by “Maria de Fátima Pires Morais da Costa”, based at Rua Padre Carrilho, 17, 4640-419 Fonte Boa, being the rental of the entire house as described on the website, except for the owner’s private areas duly marked on the site, but including the garden, outdoor swimming pool and private parking area. No sub-letting of rooms is allowed being these an integral part of the rented property.
PRICES:
Prices are shown in Euros and include all taxes. Prices are subject to change without prior notice. Prices confirmed online at the time of booking will not be affected by any changes that may occur. All prices shown on the “ALMINHAS HOUSE” website are for the rental of the property for the full stay, including all taxes (such taxes are subject to change), unless otherwise expressed on our website or in the confirmation email.
CONFIRMATION AND PAYMENT:
A 30% payment is required to confirm and guarantee the reservation. This payment must be made no later than 48 hours by bank transfer to the account:

or by another means made available on the website at the time of checkout.
If this payment is not made, the reservation will be cancelled. The remainder must be paid upon checkout from the ALMINHAS HOUSE, along with any extra charges or discounts to which you are entitled. When you complete a reservation, you will receive an e-mail with the details for payment of the pre-booking and the remaining amount.
The amounts shown include VAT at the prevailing rate. The respective invoice will be issued upon checkout.
Breakfast:
The price does not include breakfast, for which the kitchen with all the necessary accessories to prepare meals is provided. You can find nearby mini-market and other commercial houses for the purchase of food products.
Use of the Bar:
ALMINHAS HOUSE has a bar with several drinks available to the client. However, its consumption is not included in the price. If the customer decides to use these drinks, he must notify the owner of its consumption at checkout. The prices of the drinks will be available on site.
TYPES OF ROOMS:
ALMINHAS HOUSE has 4 rooms, one with a double bed, two with two separate beds and one with a bunk bed, suitable for 2 children, or young people. A baby crib is provided free of charge.
PARTY
Parties are not allowed in the property space without prior authorization from the owner.
CANCELLATION AND REFUNDS:
By making a reservation on our website, you accept and agree to the cancellation and no-show conditions at this rural tourism house. The limit for cancellation of a confirmed reservation is 30 days from the scheduled check-in date. Deposits will not be refunded if cancellation is 30 days or less from the scheduled arrival date. Refunds of deposits for changes to reservations made within 30 days of arrival may occur only at the discretion of ALMINHAS HOUSE. Any cancelled reservation must be informed to ALMINHAS HOUSE by email, up to 30 days prior to the scheduled arrival date. If the cancellation occurs less than the above mentioned limit, the confirmed reservation will be NON-REFUNDABLE. The amount deposited for the reservation will be deducted from the transfer costs for refund purposes.
CASE OF NO-SHOW:
For reservations guaranteed with a 30% deposit, the property is reserved until 6pm on the day of expected arrival, unless expressly communicated by the client for late travel reasons. After that time, and without any express indication by the client, the reservation will be automatically cancelled.
OVER SALE (“Overbooking”):
Despite our efforts to control room sales through the various brokers and agents, or on our website, there may occasionally be a simultaneous booking for the same accommodation on the same date. Should this happen, we guarantee as much as possible the substitution for available dates, and another period will be suggested to the customer. If this is not possible, then the reservation will be cancelled and the total amount deposited will be refunded.
CONDITIONS OF WEBSITE OPERATION:
Although we use reasonable care in the exercise of our services and the website is installed on a server with protection and guaranteed stability of operation, we cannot be held responsible for any interruptions in the operation of the website (whether due to temporary and/or partial collapse, repair, upgrade or maintenance of our website or any other reason).
LEGAL NOTICE:
In accordance with the limitations stipulated in these terms and conditions and within the limits permitted by law, we will only be liable for direct damages actually suffered, paid or incurred by you due to an attributable failure of our obligations in respect of our services, up to a total amount of the overall cost of your booking as specified in the confirmation email (whether one event or a series of linked events). However and to the extent permitted by law, neither we nor any of our employees, directors, officers, agents, subsidiaries, affiliated companies, distributors, affiliated (distribution) partners, licensees, agents or other persons involved in creating, sponsoring, promoting or otherwise making available the website and its contents shall be liable for (i) any punitive damages or losses, special, indirect or consequential damages, any loss of production, loss of profit, loss of revenue, loss of contract, loss of or damage to influence or reputation, loss of right to compensation, (ii) any inaccuracy in relation to the (descriptive) information (including rates, availability and ratings) of the HOUSEHOLDS as it appears on our website, (iii) the services provided or products offered by the HOUSEHOLDS, (iv) any damages (direct, indirect, consequential or punitive), losses or costs suffered, incurred or paid by you, arising out of, or in connection with the use, inability to use or delay of our website, or (v) for any (personal) injury, death, property damage or other (direct, indirect, special, consequential or punitive) damages, losses or costs suffered, incurred or paid by you, whether due to (legal) acts errors, breaches, (gross) negligence, willful misconduct, omissions, non-compliance, false information, tort or absolute liability by or attributable (in whole or in part) to ALMINHAS HOUSE (its employees, officers, directors, administrators, agents, representatives or affiliated companies), including any (partial) cancellation, overbooking, strike, force majeure or any other event beyond our control.
SECURITY:
For safety reasons, it is advisable to keep an eye on children under 14 years of age near the pool. We are not responsible for accidents resulting from lack of this care.
By agreeing to these Terms and Conditions, the Customer assumes all the risks of staying during his/her stay, his/her family or companions, at the ALMINHAS HOUSE.
GENERAL PROVISIONS:
Unless otherwise stated, the software required for our services, available or used by our website and the intellectual property rights (including copyrights) in the content, information and material on our website are the property of ALMINHAS HOUSE, its suppliers or providers. To the extent permitted by law, these terms and conditions and the performance of our services shall be governed by and construed in accordance with Portuguese law and any dispute arising out of these general terms and conditions and our services shall be submitted to the competent courts of the district of Esposende, Portugal.
